Welcome to Sunburst Realty! Your Stay Contract Addendum
We’re delighted to welcome you to the mountains! This information has been prepared to ensure a relaxing, enjoyable stay. If there’s anything we can do to enhance your experience, please don’t hesitate to let us know.

Important Stay Information

• Tax: Nightly rates do not include tax.
• Check-In / Check-Out:
• Check-In: After 4:00 PM
• Check-Out: On or before 10:00 AM
• Early check-in and late check-out are available for a fee.
• Occupancy Limits:
• As per state law, maximum occupancy limits, which include infants and children, cannot be exceeded.
• Non-Smoking: All properties are strictly non-smoking.
• Security Restriction: For security, guests may not download software or files onto in-home computers.

Cancellation Policy
We highly recommend purchasing travel insurance to safeguard your investment. Sunburst Realty offers insurance options through Generali Global Assistance. Call Generali Global at 866-999-4018 for more details.

• 61+ Days Prior: 100% refund of nightly rate, minus a $200 cancellation fee.
• 31-60 Days Prior: 50% refund of nightly rate, minus a $200 cancellation fee.
• 30 Days or Less Prior: No refund on nightly rate.

All cancellations must be in writing (fax, email, or letter). If the property can be re-rented for the same period at an equal or greater amount, a refund will be processed, minus a $200 fee. Cleaning fees, insurance policies, pet, and hot tub fees are refundable upon cancellation, while reservation fees are non-refundable.
Check-In and Check-Out Procedures

• Office Hours: Monday – Friday, 9:00 AM – 5:00 PM
• Check-In: After 4:00 PM
• Check-Out: By 10:00 AM (strictly observed; late check-outs incur a fee of one night’s rent plus NC taxes).

House Rules & Regulations
Cleaning: Units are professionally cleaned before and after your stay. Please leave the unit as found—wash dishes, dispose of food, and remove trash.
Inclement Weather: Mountain roads may become challenging in icy or snowy conditions. 4WD/AWD vehicles are recommended, and tire chains may be necessary.

• Provided Items: Basic dishes, cookware, linens, and starter supplies (toilet paper, paper towels, trash bags) are included. Guests should bring food, soap, and additional paper products.
• Personal Items: Sunburst Realty is not liable for loss, theft, or damage of personal items.

Refunds for Equipment Malfunctions: No refunds for issues with appliances, power, water, or TV failures; repairs will be addressed promptly during office hours.
Additional Details

• No Mobile Sleeping Units: Tents, air mattresses, or sleeping bags are not permitted.
• Pets: Only permitted in select units with a $150 non-refundable pet fee. Unauthorized pets will result in eviction without refund and a $500 fee.
• Fire Pits: Guests are prohibited from digging fire pits.

For major after-hours emergencies (fire, flooding, etc.), text 828-564-0018. Non-urgent issues will be addressed during regular business hours.
