**Tax not included in nightly rates**

Check in time is after 4:00 PM and check out is on or before 10:00 AM.
An early check-in or late check-out is available for a fee.
All properties are non-smoking.
By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.
Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.

This information has been prepared for you in order that you may have a relaxing and enjoyable stay here with us in the mountains. We want you to be pleased and to tell others about our service. If there is anything that we can do to make your stay more pleasant, please be sure to let us know.

CANCELLATION

Protecting Your Investment with Travel Insurance – We know your vacation is an investment. Prior to purchase, we highly recommend reviewing the specifics of the coverage offered through Generali Global Assistance & Insurance Services  or call Generali Global at 866-999-4018.    In regards to

In the event you need to cancel for any reason and have not purchased travel insurance:

Cancellation Policy 

If the cancellation is 61 days or more prior to the arrival date, we will refund one hundred (100%) percent of the nightly rate (either deposit or full payment), less a $200 cancellation fee.
If the cancellation is 31 days or more prior to the arrival date, we will refund fifty (50%) percent of the nightly rate (either deposit or full payment), less a $200 cancellation fee.
 If a reservation is cancelled within 30 days or less of the arrival date, the guest will not receive a refund for any portion of the nightly rate (either deposit or full payment).
 
All cancellations must be requested in writing by fax, e-mail or letter.   In the event we are able to re-rent the premises for the same period for an equal or greater amount. then and only then, will a refund be made less a cancellation fee of $200.00
 
Provided the guest cancels prior to the arrival date, guest will receive a refund of the cleaning fee, the cost of the vacation rental damage insurance policy or security deposit paid, as well as any hot tub or pet fees that were paid.  The reservation fee is not refundable.  All monies received shall be applied first towards the nightly rate, and then toward the other applicable fees.
 
We highly recommend that you purchase travel insurance to cover cancellation fees, however  read the exclusion clauses thoroughly.  Travel Cancellation and Protection Insurance is offered by Sunburst Vacation Rentals through Generali Global Assistance & Insurance Services, and is designed to protect you in the event it becomes necessary for you to cancel your reservation.

CHECK-IN PROCEDURES:
Normal office hours are Monday – Friday 9:00 a.m. – 5:00 p.m. Check-in is any time after 4:00 p.m.

CHECKOUT PROCEDURES:
Checkout is by 10:00 a.m. Note: Check-in and out times and maximum number of occupants are to be strictly observed. Tenants not out by checkout time will be charged one day’s rent plus NC taxes.

ALL UNITS ARE INDIVIDUALLY OWNED, DECORATED AND EQUIPPED TO SUIT THE OWNER.

CLEANING FEES:
Your unit is professionally cleaned before and after your arrival. We ask that you please leave the unit as you found it being sure to wash and put away all dishes and remove all food and trash. Please do not rearrange the bedding and furniture. Remember to remove food from the refrigerator and remove all trash from the unit and premises, inside and out!

WHAT TO BRING:
Dishes, glassware, pots, pans and linens are furnished. We provide a starter set of paper towels, toilet paper, trash bags, laundry pods and dishwasher pods. You need to bring your food, first aid supplies, paper products, soap and trash bags.

ABOUT YOUR UNIT:
Please note that this information sheet is general in nature and therefore will not cover everything that you might want or need to know. While the rental agent has made every effort to accommodate your specific requirements and requested amenities, cultures and climate are somewhat different in the mountains. Changes of units upon arrival will cause a forfeiture of deposit. There will be no refunds for early departure. Agency will provide additional instructions for usage of rental unit in check-in packet or in the unit itself. Such instructions are to be considered as conditions of this rental agreement. It is against our agreement with our owners to allow you to sub-let your unit. Should you reserve a unit, it is expected that YOU will be staying there for the entire month, not you for a portion of the time, and then your friends or family for the remainder of the time. If, after you make your reservation you decide to switch to one of our other homes, there will be a $25.00 Administration fee.

REFUNDS ON BREAKDOWNS:
No appliances are guaranteed. There will be no refunds for appliances, power, water or TV failures. We try to keep these items in good working order and any failures will be repaired as quickly as possible during our working hours.

NO MOBILE SLEEPING UNITS, TENTS, BLOW-UP MATTRESSES OR SLEEPING BAGS ARE PERMITTED AT THE RENTAL UNIT FOR ADDITIONAL HOUSING.

PETS:
Unless otherwise specifically permitted in this Addendum to your Agreement, no pets shall be allowed on the premises. Tenant’s breach of this provision shall be considered material, and shall result in the termination of Tenant’s tenancy. For the few rentals that do allow pets, there will be a $150.00 non-refundable pet fee charged.Tenants are financially responsible for damages caused by their pet. If a pet is taken into a home designated as “NO PETS,” occupants will be evicted without refund and charged a $500 fee. If a home does allow pets, and you have paid your non-refundable pet fee, we do not allow you to bring in “Visiting Pets”. Most of our homes only allow one pet.

FIRE PITS:
Under NO circumstance, is a Fire Pit to be dug at one of our homes.

THE RENTER FULLY UNDERSTANDS THAT: Sunburst Realty, Inc. is a property management agency for the owners. The agency is not responsible or liable to the renter for: loss or theft of any of the renter’s personal property; accidents, injury, or damage of any nature from any cause to renter, their guests, licensees, or invitees; acts of God including weather, road conditions, travel, skiing conditions, or other recreational activities; or items removed or changed in units by owners.

HOW TO HANDLE AFTER HOURS EMERGENCIES!!
This seems to take the most adjustment when coming to the mountains, especially if you are coming for the first time. Should you have a MAJOR EMERGENCY after hours, such as fire, flood, leaking roof, no heat in extremely cold temperatures, etc., an after hours number will be provided upon calling our office number at 828-564-0018. However, a broken dishwasher, leaky faucet, tub running slowly, or not having a clear picture on your TV is NOT considered an AFTER HOURS EMERGENCY. We have a staff of competent service people. You can be assured that “all calls” will be handled in a timely manner during regular office hours.

So leave all that stress and worry behind and get ready to relax and enjoy the carefree lifestyle of the Great Smoky Mountains!
